Drainage system care
The heat pump unit is moved out of the compartment, ensuring full access to the back and bottom of the compartment. The drainage system is washed with high air pressure or nitrogen.
Anti-Clog/Bacterial Tablets
These tablets are placed in the drip pan during spring in preparation for the condensation seasons a.k.a. the cooling season. These inhibit the formation of bacteria and according to the make and model of each tablet, can also be used to ensure the drainage system runs smoothly.

Anti-Flood sensor and alarm system
Heat pump floods are the most common flood sources in condominiums. These can cost homeowners millions of dollars in damages which are not only restricted to the source unit, but also to those condominium units below it. This includes floor, wall and ceiling damage.
This is an enormous liability that can leave residents helpless.
Semi-annual heat pump maintenance programs can help in minimizing floods but these cannot prevent it as wear and tear is unpredictable and is unique to each unit’s state.
Protection is the best approach to prevent these costly accidents. Here are some options that can help:
Anti-Flood Sensor
Anti-Flood sensor is a small device that is installed in the drip pan. This sensor will shut off the entire system if the water level reaches a threshold level, which indicates a blockage in the drainage system. The sensor will shut off the system preventing any further condensation.
Anti-Flood Alarm
This is a small device that is placed in the drip pan. It sets off a loud alarm whenever the water level reaches a threshold level, which indicates a blockage in the drainage system. The alarm will not shut the system off like the anti-flood sensor would, but only sounds an alarm to inform the residents of the specific potential hazard of flooding.
For the best protection, we always recommend having both the Anti-Flood sensor and the Anti-Flood Alarm together. As the alarm goes off to alert the resident about what is happening behind closed compartments, the anti-flood sensor will shut off the system for protection.
Anti-Flood Sensors and Alarms are recommended for all heat pump units regardless of age or condition. They may also lower the home owner’s insurance rates.
